POSITION OVERVIEW:
As a Special Projects superintendent the primary responsibility is all daily job site related activity such as safety, cost, quality, and schedule. The superintendent will regularly communicate with the Project Manager and Director of Special Projects. The ideal candidate should have multiple years of field experience and also some carpentry experience.

Key Responsibilities

Project Planning and Schedule Management
  • Collaborate with the Project Manager and Director of Special Projects to prepare, implement, and maintain master project schedules; post and track milestone dates on-site.
  • Create and distribute two-week look-ahead schedules weekly to the Project Manager, Project Administrator, Director, Project Coordinator, and all subcontractors.
  • Manage and prioritize multiple concurrent projects with varying scopes, schedules, and budgets.
  • Review project specifications and develop a comprehensive list of required submittals, deliverables, and close-out documentation.
  • Perform material take-offs for projects as needed.
  • Maintain a working set of As-Built Drawings; post RFI responses and require subcontractors to update the as-built set weekly.
  • Assist the Project Manager with the preparation and distribution of reports.
Document Management and Coordination
  • Manage the RFI process: prepare, submit, track, and process all RFI requests and responses through project management software (e.g., Procore or Template).
  • Manage the submittal process, including obtaining, reviewing, tracking, and distributing all submittals and shop drawings.
  • Collect, review, and verify subcontractor time-and-material tickets, labeling items as “To Verify Time Only” when applicable.
  • Coordinate and schedule all inspections with subcontractors and building officials.
  • Request, coordinate, and manage subcontractor manpower to meet schedule requirements.
  • Assist in coordination of building permits and any necessary forms as required by the jurisdiction of the project.
  • Maintain the project directory with accurate trade-specific contacts.
  • Upload daily jobsite photos into project management software (e.g., Procore).
  • Prepare and distribute daily jobsite updates via email to the Special Projects team, including the Director of Special Projects, Project Manager, Project Administrator, and Project Coordinator.
Communication and Meetings
  • Lead weekly subcontractor coordination and safety meetings; document and distribute meeting minutes through project management software or as directed by the Director of Special Projects.
  • Attend and participate in Owner-Architect-Contractor (OAC) meetings as requested.
  • Maintain a high level of professional communication with owners, tenants, design professionals, and internal team members, particularly in occupied or operational facilities.
Project Execution and Quality Assurance
  • Coordinate and direct all subcontractor activities with an emphasis on schedule adherence, critical path milestones, quality standards, and safety compliance.
  • Coordinate construction activities in occupied or operational facilities while minimizing disruption to owners, tenants, and end users.
  • Proactively identify, communicate, and resolve field issues before they impact schedule, budget, quality, or safety.
  • Support the preparation, review, and administration of contractual proposals to owners and subcontractors.
  • Assist the Project Manager in pricing change orders as needed.
  • Execute an internal Stevens Construction punch list before obtaining and completing the Owner/Architect punch list.
  • Work closely with the Project Administrator to ensure proper as-built information is obtained and any other needed documentation included in close-out.
  • Enforce Stevens Construction safety standards and ensure subcontractor compliance with all site-specific safety requirements.
  • Coordinate or assist with deliveries and on-site material needs, including off-site pickups when necessary, using a personal vehicle as required.
  • Understands his/her contribution to achieving the five-year strategic plan and the annual plan.
  • Understands and operates under the company’s SOP’s at all times.
  • Other duties as assigned.

Skills & Experience

  • Previous experience in construction project management or a related role is preferred.
  • Solid understanding of construction processes, project management concepts, and field operations.
  • Proficiency in project scheduling, including the ability to develop and manage project schedules.
  • Strong organizational, communication, and leadership skills to coordinate subcontractor activities and project execution effectively.
  • Experience in project documentation and familiarity with administrative tasks.
  • Commitment to maintaining safety and quality standards on construction sites.
  • Problem-solving abilities to address project-related challenges.

PHYSICAL REQUIREMENTS:

To fulfill the essential duties of this position, team members must be able to meet certain physical demands. In this role, day-to-day activities include sitting at a desk working on a computer, engaging in fine motor skills, oral communication, reaching with hands and arms, walking and standing. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The team member is occasionally required to stand and walk for extended periods of time on a construction site with uneven terrain. The team member is occasionally required to climb or balance and stoop, kneel, or crouch. The team member should be prepared to work in various weather conditions, including exposure to heat, cold, rain, or dust, depending on the project's location and nature. The team member must occasionally lift and/or move up to 50 lbs.
